When an Existing Foundation Fails
Differential settlement — where one part of a structure sinks faster than another — is one of Malaysia's most common structural problems, especially in older buildings and those on soft alluvial soils.
Foundtech's underpinning process typically involves installing new piles beneath or alongside existing footings, then carefully transferring the structural load to the new piles via jacking and grouting. The operation is designed to be carried out while the building remains occupied where possible.
Our jacked-in piling system is particularly well-suited to underpinning because it generates zero vibration — protecting a structure that may already be stressed from settlement.

What causes foundation settlement in Malaysia?+
Foundation settlement is commonly caused by soft alluvial soils (especially in the Klang Valley), inadequate original pile depth, changes in building load, groundwater drawdown, and nearby excavation work. Old shophouses and legacy buildings are particularly vulnerable due to shallow, unreinforced footings.
When is underpinning necessary?+
Underpinning is required when a building shows differential settlement: wall and slab cracks, doors and windows that no longer close, sloping floors, or visible structural distress. It's also needed proactively when adding floors, changing to heavier building usage, or when adjacent construction poses a risk to existing foundations.
Can underpinning be done while a building is occupied?+
In many cases, yes. Foundtech's zero-vibration jacked-in piling is well suited to occupied buildings. Work can often be sequenced to allow continued occupancy of non-working areas — though a structural engineer's assessment is required for each specific case.
How long does foundation underpinning take?+
A straightforward residential underpinning with 10–20 piles may take 1–3 weeks. Larger commercial packages requiring 50–200 piles with sequenced load transfer typically take 4–12 weeks. Foundtech provides a programme estimate after site assessment.
